Growthpoint Industrial Estate reaches completion with new DPD Laser facility
Growthpoint Properties (JSE: GRT) is set to complete the development of its 23ha Growthpoint Industrial Estate in Meadowdale, Germiston, with a new 6,518sqm purpose-built logistics facility driven by the growth of existing tenant DPD Laser Express Logistics.
The development will occupy the last remaining vacant land within the sizeable logistics and industrial estate, bringing an 18-year development journey to completion. Growthpoint is both developer and owner of the property.
Developed for long-term success
Commencing in 2008, the roll out of Growthpoint Industrial Estate has created 85,000sqm of gross lettable area of quality, modern logistics and industrial space within one of Gauteng’s most active logistics and industrial corridors.
Jason Reeves, Head of Asset Management: Logistics and Industrial at Growthpoint Properties, says the project represents a significant milestone for the estate while also demonstrating the value of being able to accommodate tenants as their businesses evolve.
“After an 18-year development programme, the completion of the final stand, in an essentially fully let logistics and industrial precinct, with lettable floor space equivalent to 13 rugby fields or 450 padel courts, speaks to the long-term success of the estate,” says Reeves.
He adds, “The completion of Growthpoint Industrial Estate marks the culmination of a long-term vision that has evolved into a mature and fully developed logistics node in line with our strategy. It symbolises our ongoing commitment to meeting the needs of our logistics tenants in well-located nodes.”
Growing and evolving alongside industry
Construction of the new facility began in June 2026 and is scheduled for completion at the end of June 2027, with DPD Laser taking occupation from 1 July 2027 on a seven-year lease. The additional new facility enables DPD Laser to expand its operations in response to growing demand from e-commerce.
Growthpoint has been able to support DPD Laser’s expansion journey over time by providing additional capacity within an estate they already operate from, demonstrating the ability to retain and grow alongside clients.
“This development for DPD Laser is a particularly meaningful way to conclude the roll out of Growthpoint Industrial Estate, in that it is being driven by the growth of an existing tenant. DPD Laser has been part of the estate for many years and, as its requirements have changed, we have been able to work with the business to provide the additional capacity it needs while allowing it to remain in a location that already works well for its operations,” says Reeves.
DPD Laser currently operates from premises within Growthpoint Industrial Estate, but its existing facility can no longer accommodate the increased demand associated with the growth of e-commerce in South Africa. The company required a cross-dock logistics facility close to its existing operation to support the efficient distribution of parcels.
An adjacent vacant stand within Growthpoint Industrial Estate, directly opposite DPD Laser’s current facility, provided the opportunity to develop a building specifically around these requirements.
Andrew Van Der Velde, CEO of DPD South Africa, says remaining within Growthpoint Industrial Estate while expanding into a purpose-built facility will support the company’s growing logistics requirements.
“Our existing operation at Growthpoint Industrial Estate has given us a strong base from which to serve our customers. As e-commerce volumes and our requirements have grown, we needed additional capacity designed around the fast and efficient movement of parcels. The new facility allows us to expand while remaining close to our existing operation, with a cross-dock configuration that is well suited to the way our business operates,” says Van Der Velde.
Designed for efficient distribution
The new facility, which includes both warehouse and office space, has been designed as a cross-dock logistics building to facilitate the rapid movement of parcels through the distribution process.
It will feature 10 dock-height doors and 26 on-grade doors, enabling parcels to move efficiently between the warehouse and the numerous courier vehicles operating from the site each day. The warehouse will have an 11,5m spring height to the eaves.
Leon Labuschagne, Head of Development: Logistics and Industrial at Growthpoint Properties, says the project demonstrates the importance of designing industrial buildings around both the immediate operational needs of an occupier and their longer-term requirements.
“The starting point was a clear understanding of how DPD Laser needs the facility to work. The cross-dock configuration, extensive access through dock-height and on-grade doors and increased building height all respond directly to its logistics operation. At the same time, we have incorporated flexibility and futureproofing into the design so that the building can continue to serve the business effectively as its requirements evolve,” says Labuschagne.
Polycarbonate sheeting incorporated throughout the warehouse will increase natural daylight during the day, complemented by energy-efficient LED lighting. The building will include three 10,000-litre buffer water tanks for domestic use, while its roof design will allow for the future installation of solar panels.
Pinpoint locations, flexible property solutions
Growthpoint Industrial Estate offers a secure industrial environment with convenient access to the R24 and N17 highways. The estate also gives larger occupiers the ability to adjust their space requirements as their businesses change. Growthpoint Industrial Estate is currently the home of 36 tenants with the likes of Nebula Logistics Africa, Avon Justine, DPD Laser and Skinchem who have occupied space there since the inception of the industrial estate.
Reeves says the DPD Laser development reflects continued demand for well-located logistics space and Growthpoint’s approach to working with existing tenants over the long term.
“Our aim is to understand where our tenants are going and provide property solutions to enable that. The development for DPD Laser responds to the changing requirements of the logistics and e-commerce market, while completing Growthpoint Industrial Estate with a building designed to remain relevant and fit for purpose well into the future,” concludes Reeves.
