Specialist logistics REIT, Equites Property Fund Limited, today announced strong financial results for the half year to 31 August 2026, supported by robust property performance. The Group highlighted a DPS of 72.57 cents, up 5.1%, underpinned by strong like-for-like rental growth of 5.3% in the SA portfolio. Equites also reaffirmed its FY27 distribution guidance of 147.7–150.5 cents per share.
Beyond distribution growth, Equites continued to demonstrate the underlying strength of its portfolio through sustained long-term valuation growth. While the Group’s portfolio value decreased from R28.7 billion at February 2026 to R25.4 billion, this was mainly due to the disposal of the Aviva portfolio. On a like-for-like basis, the SA portfolio recorded valuation growth of 2.8%, which was income-driven rather than resulting from yield compression. The SA portfolio delivered a valuation uplift of R587 million, resulting in a compelling total return of c.18.5% on an annualised basis. It also supported NAV per share growth of 4.5%, or 74 cents, to R17.43, despite dilution from the UK exit.
Equites’ portfolio fundamentals are also exceedingly robust, with a WALE of 13.0 years, a weighted average escalation (by GLA) of 6.1%, top-tier tenants and a low vacancy of 1.5%. These fundamentals all support a high degree of income certainty over a sustained period.
Capital recycling from the UK substantially completed
Equites CEO Andrea Taverna-Turisan said disposing of the five income-producing assets in the Aviva portfolio was the highlight of the period. The disposal has now substantially completed the Group’s UK exit. Persistently elevated gilt yields and subdued rental growth have constrained capital appreciation across the UK logistics sector and reinforced the Board’s view that the portfolio had largely realised its available value in the current cycle. This supported the timing of the Group’s exit. The Group has three remaining UK assets: DHL Leeds, Thrapston, and Basingstoke. The rent review at DHL Leeds settled at a renewed base rent of £9.17/sq ft, up 53% from the previous base rent of £6.00/sq ft, providing a firmer income base from which to market the asset. Equites has begun a disposal process and expects to complete a sale within the next 12 months. The ultimate purpose of the exit is to recycle that capital into SA logistics.
Capital deployment in South Africa accelerates
Within listed property in SA, industrial and logistics assets remain the standout performer. Structural undersupply persists across prime, well-located logistics nodes, with new development continuing to lag tenant demand. The demand stems from retailers upgrading supply chains, third-party logistics providers expanding fulfilment capacity to meet e-commerce growth, and FMCG operators investing in modern, efficient facilities. This supply-demand imbalance continues to support low vacancies and sustained rental growth across the sector. It underpins the Group’s continued focus on accelerating capital deployment into the SA logistics market.
Equites deployed R600 million of development and acquisition spend in SA during the period. Seven developments comprising 4.7% of the portfolio (Feb-26: 3.2%) are currently underway, representing R2.4 billion of capital value on completion and R1.3 billion of remaining spend. They are all to be developed at yields on cost of 8%–9%, ahead of the Group’s marginal cost of debt. They are scheduled for completion between September 2026 and August 2027 and are predominantly pre-let to premium tenants such as Tiger Brands, Takealot, Shoprite, DHL and Premier FMCG.
Balance sheet offers substantial capacity for growth
The disposal of the Aviva portfolio was the primary driver of the Group’s LTV reducing from 35.1% to 28.1% at period end. The Group has R2.9 billion of cash and undrawn facilities. Equites raised R650 million in the debt capital markets in June 2026 at spreads 37bp and 21bp tighter than its previous three- and five-year issuances, while interest-rate hedging insulates the Group from the SARB’s resumed tightening cycle. Over each of the last six half-year periods, Equites has achieved an appreciable improvement in the margin between maturing debt and new debt raised, even as the Group continues to extend its tenors.
Equites is therefore positioned to fund substantial capital deployment from existing balance sheet headroom, without recourse to the debt or equity capital markets, and will progressively restore its gearing to its through-the-cycle range. Management is focused on disciplined deployment into development and acquisition opportunities that clear the Group’s required return hurdles, restoring gearing towards target levels and delivering scale and accretive income growth.
Continuing to extend Equites’ stewardship credentials
Equites continues to invest in a range of strategic interventions to improve water efficiency across its portfolio. The first water re-use treatment facility located at the Riverfields precinct is scheduled to become operational during 2H27 and will meet all non-potable water requirements. Further investments in groundwater recovery and treatment will also reduce dependence on municipal infrastructure.
Equites installed solar capacity of 28.2MW now covers 75% of the portfolio, with an additional two PPAs contracted on long-term lease agreements. All new Equites developments are certified under the IFC EDGE Advanced Green Building Standard. At the same time, existing assets are being enhanced to meet both EDGE Advanced and EDGE Net Zero Carbon standards.
A robust outlook for the remainder of the financial year
The board reaffirms its FY27 distribution guidance, targeting a range of 147.7–150.5 cps, representing growth of 5%–7% on FY26 at a 100% pay-out ratio. This guidance is underpinned by the continued strength of the SA portfolio.
Equites CEO Andrea Taverna-Turisan said: “We are pleased with the strong strategic momentum achieved during the period. The portfolio’s overall quality continued to improve as we recycle assets into new, ESG-compliant SA properties with strong structural demand. Our track record of developing world-class facilities for our clients continues to unlock opportunities for the fund to grow. The Group remains well capitalised, with R2.9 billion in cash and undrawn facilities and well-established access to capital markets, providing the financial flexibility to capitalise on these opportunities and presenting attractive growth prospects.”
